What Arizona homeowners should know before installing turf.

Reflections

Watch the glare.

Window reflections can melt turf.

Any window without a screen can bounce concentrated sunlight onto the yard, and that focused glare can melt synthetic turf fibers.

The hot spot moves with the sun, so plan ahead. Watch the yard through a full day and note every window, glass door and shiny surface that throws light on the turf. Those windows may need a screen, or the spot may need a shade structure. Point them out at your estimate.

HOA

Your HOA usually can’t ban turf.

Since 2022, Arizona law says an HOA that allows natural grass can’t prohibit artificial turf on a member’s property. The HOA can still set reasonable rules, as long as they apply to grass and turf equally.

Rebates

Most grass rebates don’t cover turf.

Several Valley cities pay homeowners to remove grass, but the programs usually require desert plants in its place. Chandler’s program, for example, does not count artificial turf. Check with your city’s water conservation office before any grass comes out.

Pets

Drainage matters more than the turf.

For dogs, the base under the turf does the real work. It has to let water through fast so the yard rinses clean. Ask any installer how the base drains before you ask which turf they carry. See how we build pet turf.

Monsoon

Grade the yard for monsoon rain.

Summer monsoon rain comes fast. Grading the base so water moves off the yard and away from the house keeps turf flat and your patio dry.

Base prep

Base prep decides how turf looks in year five.

Two yards with the same turf can look very different a few years in. The difference is almost always the base and the seams, so that is the part of any quote worth asking the most questions about.
